Been a while since posting about the “homestead.”

To catch you up:

Last summer the circumstances of my life aligned to make moving out of Buffalo financially feasible for me. Basically, the housing market was so hot that I didn’t even have to bother making my house marketable or even fully cleaning it out. I got a cash offer that was better than what I would’ve netted in the best case after investing in improving it and cleaning it up, and I took the check and walked away. I rented for a little while here in Bruceton Mills, and then bought this old farmhouse in a private deal. The house was not listed and we didn’t pay a realtor to be involved or even involve a bank. I got it on an eight year loan with a payment and rate that is well below what I had qualified for with banks on a conventional mortgage. But the flip side of that is, there were reasons it was so cheap. It was habitable but not really “nice” inside. The yard was quite a mess, and a lot of work is still needed.

So far, what’s been done is solar, adding gravel to the driveway (not a total success), and setting up a greenhouse shed for the hot tub, on the outside, and some bathrooms and paint on the inside. There remains a ton of work to be done here. It needs windows and a few doors, some electrical updates, flooring, and really a whole lot of general old house stuff. It’s fine for me though, and I’ll keep happily working on it forever.
